CONTRACT TO CLOSE - $450

  • Review all contract documents for accuracy. 
  • Send an open title/critical dates email to title company, copying agent, other agent and lender containing all terms and milestone dates indicated on the contract.
  • Send all parties to the transaction a custom Transaction Summary document attached to the open title/critical dates email.
  • Send executed contracted to clients, copying agent, with the terms and critical dates. May also include home inspector recommendations if desired. 
  • Change applicable MLS status, if desired/instructed (listings).
  • Confirm inspection(s) have been scheduled/schedule inspection for the buyer if desired and contact the other agent with date and time. 
  • Confirm earnest & option fees have been delivered on time & file receipted page.
  • Ensure that survey, T-47, and Seller’s Disclosure Notice have been provided to all parties and signed by all parties.
  • Draft and facilitate any amendments (agent to negotiate), during normal business hours.
  • For a purchase contract: retrieve previously signed IABS & Buyer Rep from agent. Refer to separate service for a buyer rep if one is not available. 


AFTER THE OPTION PERIOD:

  • Submit file documents in broker compliance department and begin to gather all required documents for compliance.
  • Send an “out of option” email to the client with information about home insurance, movers, utilities and home warranties. If applicable, provide home warranty selection (agent/client to specify) and notify title of selection so they can order by closing.
  • Track appraisal status with lender.
  • Send executed amendment(s) to all parties including title (and lender, only if instructed to do so).
  • Track HOA documents deadline, payment and ensure all parties have received it by that date, if applicable.
  • File title commitment, if applicable. 
  • Ensure that buyer financing has been approved by deadline specified in Third Party.
  • Verify that survey, T47 and appraisal have been reviewed and approved.
  • Submit transaction to compliance department for CDA.


THE WEEK BEFORE CLOSING:

  • Schedule closing with client and title company, inform agent, send calendar invite.
  • Send the client a closing reminder email with date, time, location.
  • Send the CDA to title company, unless directly sent by broker to title, ensure accuracy.
  • Ensure lender sends the CD on time to title company, flag to agent if documents may delay closing.
  • Ensure that the client obtains a copy of the CD/settlement statement.
  • Once closed, follow up with title on funding status.
  • If seller, update MLS status to closed.
  • Receive final signed CD (and copies of checks, if applicable) to complete the file, upload to compliance and close out the transaction with the broker. 


CONTRACT TO CLOSE WHEN REPRESENTING BOTH BUYER & SELLER - $650

Discounted/bundle rate when agent is representing both the buyer & the seller.

ALL INCLUSIVE LISTING MANAGEMENT - $250

  • “Listing appointment to active on MLS & beyond!”
  • Prep listing documents and required disclosures, send for signatures. 
  • Schedule and arrange photographer, stager, etc (if applicable). 
  • Add listing to MLS, upload photos, virtual tours, etc. Agent to provide property description. 
  • Upload all applicable documents to listing/Transaction Desk: SDN, survey & T-47, previous inspections, Offer Guidelines (if provided by agent), HOA utilities, etc. 
  • Email MLS listing to agent and client to review, prior to going live. 
  • Make the listing live In MLS (if instructed by agent, during normal business hours) OR let agent know when the listing is ready to go live. 
  • Add listing to showing service (ShowingTime, BrokerBay) and add sellers’ information for appointments. 
  • Submit all applicable documents to compliance department. 
  • While listing is live: Add open houses, facilitate any amendment(s) for listing dates, price changes, etc., as applicable, during normal business hours.

*What we DO NOT do: TC does not create any marketing, offer guidelines or individual photo descriptions in MLS.

MLS INPUT ONLY - $100

Includes full MLS input and uploading listing photos to the MLS. Agent to provide necessary property details if details cannot be found on a previous listing, tax, or by photos online. 

PREP LISTING DOCUMENTS - $50

Preparing all necessary compliance documents for a new listing, including the listing agreement, IABS and any other applicable forms and addendums. *Does not include retrieving SDN, survey or T-47.

OFFER WRITING - $50

  • Agent must send TC a detailed email or text in writing with all necessary offer terms. 
  • Ensure your TC is available to write the offer before sending the offer terms. 
  • TC will prepare offer documents (not including IABS, buyer rep or broker compliance documents - refer to separate service), retrieve buyer signatures and send the agent the signed offer documents for submission to listing agent.
  • Does NOT include email offer submission to the listing agent. 
  • COUNTER OFFER - $25, if needed (includes adjusting the original prepared offer, making changes and retrieving new signatures.)
  • This service may not be available outside of normal business hours.

LEASE LISTING SETUP - $150

Includes MLS input, adding/scheduling photos, prepping lease listing agreement, IABS, compliance documents, and any changes necessary on MLS after it is active, if applicable, during normal business hours. 

*Does not include screening potential tenants or retrieving/reviewing lease applications.

LEASE (LANDLORD REP) CONTRACT-TO-CLOSE - $150

Once a tenant is selected, this includes preparing all necessary lease agreement documents and addendums, MLS status changes, retrieving signatures and filing/submitting the transaction with compliance/broker. Any and all email communication with the landlord from contract-to-close is also handled. 

(*$100 if the lease agreement is already fully executed.)

LEASE (TENANT REP) CONTRACT-TO-CLOSE - $150

Once your tenant client is selected and approved by the landlord, this includes any necessary tenant compliance documents (agent will provide signed IABS & buyer/tenant rep to TC), retrieving signatures on the lease agreement documents, submitting the lease to compliance department and generating a lease commission invoice for the listing broker, sending broker W9. Any and all email communication with the listing agent from contract-to-close is also handled by TC.

BUYER REP & IABS - $25

Following NAR changes in summer 2024, this is a new offered service that will assist with preparing a long form (or short form) buyer rep and IABS prior to agent meeting a client for a showing, includes sending the documents for signatures. This service may not be available outside of normal business hours, consult TC for availability if needed. 

REFERRALS (FOR REFERRING/SENDING BROKER) - $100

Includes generating the referral agreement, communicating with receiving agent, submitting the transaction to compliance, tracking the CDA and commission payment for agent, sending W9, all other necessary broker compliance tasks.

*NEW - COMPLIANCE ONLY - $225

A contract-to-close TC package for compliance purposes only. Includes all necessary broker compliance tasks. Includes preparing and retrieving signatures for missing compliance documents (such as Wire Fraud, General Info, Inspector Info, etc.) required by broker, NOT including listing agreement, IABS or buyer rep, or any amendments/addendums. Includes ensuring compliance with broker, generating CDA for title and closing out the file upon completion. This service does not include any email communication between TC & title, lender, other agent or your client. This service is only carried out during normal business hours.
